You might have heard that Brookwood Village, the shopping center that once thrived with local favorites and bustling customers, has recently found itself standing mostly empty. That’s right! The familiar faces of shoppers have been replaced by no more than a few “For Lease” signs. Most recently, the closure of the beloved Five Guys— the last remaining establishment at the mall—has left many feeling nostalgic for the good old days.

The Shift from Shopping to Medical Services

With its doors opening way back in 1974, Brookwood Village was once a hot spot for all things shopping and dining. From being home to Alabama’s very first Chick-fil-A to hosting lively eateries and boutiques, it was the go-to place for many Birmingham families. Fast forward to today, and it seems like it’s time for a new chapter in the mall’s story. Enter Andrews Sports Medicine, the team planning to turn the old Belk department store space into a shiny new medical facility covering a whopping 131,000 square feet!

The Homewood city planning commission has shown their support for this ambitious redevelopment plan, with hopes of sparking economic growth and job creation in our beloved metro area. But, as with any big news, not everyone is on board. Some local residents have raised eyebrows at the prospect of a medical facility, with concerns that it might hinder the kind of growth they’re hoping for.

During a recent public meeting, resident Jeremy Love voiced his opinion, saying, “I’m all for development in the city of Homewood, but I believe that if we use this facility for medical use, it’s going to hinder growth more than it is to support growth.” His sentiments echo a widespread concern: can a medical facility truly revive the once-thriving shopping destination?

The History and Future of Brookwood Village

Brookwood Village has experienced quite a transformation over the decades. After some renovations in the 1980s and 1991, it truly embraced its modern style in 2001, adding a streetscape that allowed for vibrant storefronts and inviting restaurants that drew in locals and visitors alike. Nearby, Colonial Brookwood Center, which opened in 2007, quickly became a staple, offering office and retail space in a nice blend.

Since the downturn of the mall, several proposals have been tossed around, exploring possibilities like a mixed-use development or even a residential option with condos and townhomes. The Homewood City Council is expected to vote on the new medical push this month, and fingers crossed, there is more exciting news on the way! If approved, a 3.3-acre lot will become home to the new medical center while the remaining 14 acres could be divided into two separate lots—one for the bulk of the old mall and another dedicated to parking.

As Homewood residents ponder the future of Brookwood Village, the curiosity and anticipation are palpable.
